So lets try and separate both numbers in two factors. We will separate in 40+4 and we will separate 12 into 10+2.

So we will have: (40+4)*(10+2)=

Lets multiply the brackets together.

40x10+40x2+4x10+4x2=

400+80+40+8=

480+40+8=

520+8=

528
